As-is doesn't mean no disclosure

Selling as-is means you won't make repairs, but most Illinois sellers must still complete the Residential Real Property Disclosure Report and disclose known material defects. Some sellers, such as estates and lenders after foreclosure, are exempt. Your attorney will confirm what applies.

Many towns still require a point-of-sale inspection or repairs before closing, even on as-is sales. Some allow the buyer to take on that responsibility. I check your town's rules before we list.

Common questions

Will I get less money selling as-is?

Usually somewhat less than a fully updated home, but you also avoid repair costs and time. The right comparison is your net after repairs, carrying costs, and commissions, which I'll lay out for you.

Is a cash offer better than listing as-is?

A cash sale is faster and more certain. Listing as-is often reaches more buyers and can bring a higher price. I'll show you both.

Do I still have to disclose problems?

In most cases, yes. As-is doesn't excuse required disclosures of known material defects.

Can buyers still inspect an as-is home?

Yes. Buyers usually inspect, and under the standard contract they may cancel during the inspection period, but they can't require you to make repairs.

What about my town's point-of-sale inspection?

Some towns require repairs before closing or allow the buyer to take responsibility. I check the rules early so there are no surprises.
