Bring your own agent from day one
Builder contracts are written to protect the builder, and the on-site sales team works for them. Having your own agent and attorney review the contract, timeline, and warranty terms protects you. Many builders require your agent to be registered at your very first visit, so contact me before you tour.
New homes still need inspections. Pre-drywall and final inspections, plus an inspection before the builder's warranty expires, can catch problems while the builder is responsible for fixing them.
Common questions
Do I need an agent to buy new construction?
You're not required to have one, but the builder's sales team represents the builder. Your own agent advocates for you on price, upgrades, incentives, and inspections.
Should I use the builder's preferred lender?
Builders often offer incentives for using their lender. Compare the full loan terms, not just the incentive, to see which deal is better overall.
Do I need an inspection on a new home?
Yes. Independent inspections before drywall, before closing, and before the warranty expires can catch defects while the builder must fix them.
Can I negotiate with a builder?
Often, yes. Builders may be more flexible on upgrades, lot premiums, or closing cost credits than on base price.
What warranty comes with a new home?
Builders usually provide written warranties with different coverage periods for workmanship, systems, and structure. Your attorney should review the warranty terms in the contract.
