Neighborhoods and building types
Popular luxury areas include the Gold Coast, Streeterville, River North, the West Loop and Fulton Market, the South Loop, and the lakefront in Lakeview and Lincoln Park. Full-service buildings with doormen, fitness centers, and valet parking carry higher assessments that cover more services.
Chicago also has cooperative buildings, especially along the lakefront and in the Gold Coast, where buyers purchase shares and typically need board approval. Co-ops have different financing and approval processes than condos.
Common questions
What do condo assessments cover in luxury buildings?
It varies, but often includes doormen, building staff, amenities, heat or other utilities, insurance on common areas, and reserves. Compare what's included, not just the dollar amount.
What is a co-op, and how is it different from a condo?
In a co-op you buy shares in a corporation that owns the building, rather than owning your unit outright. Co-ops usually require board approval and may have stricter financing and sublease rules.
Do I need a jumbo loan?
If your loan amount exceeds the conforming loan limit, yes. Jumbo loans often require stronger credit, larger down payments, and more reserves.
How important is parking?
Very, in many downtown buildings. Deeded or assigned parking can add significant value and is sometimes sold separately.
How do you market a luxury condo?
Professional photography, video, floor plans, Zillow Showcase, targeted digital marketing, and outreach to agents with qualified buyers, with private showings when sellers prefer discretion.
