Selling a home in Chicago and Illinois
I help homeowners, landlords, and families selling inherited homes get the best net result, whether that means listing on the open market or selling as-is to an investor. Because I work with both homebuyers and investors, I can show you both options side by side before you decide.

How I sell your home
- Free home value analysis I price your home from recent nearby sales and its actual condition, not an online estimate.
- Net proceeds estimate You see what you'll walk away with after commission, attorney, title, transfer taxes, and tax prorations.
- Prepare and market Professional photos, Zillow Showcase listings with immersive media and interactive floor plans, social media, and outreach to my investor network.
- Negotiate offers I compare price, financing strength, and terms so you pick the offer most likely to close.
- Manage through closing I coordinate attorney review, inspections, appraisal, and any municipal inspection or transfer stamp your town requires.
More visibility with Zillow Showcase
I list homes with Zillow Showcase, a premium listing format with immersive photos, interactive floor plans, and enhanced placement. According to Zillow, Showcase listings receive significantly more page views, saves, and shares than standard listings and tend to go under contract faster. In my first 90 days with three Showcase listings, my listings generated more than 10,000 additional brand impressions.

Home seller questions
How much is my home worth?
Your home's value is set by recent sales of similar homes nearby, adjusted for condition, size, and updates. Online estimates can be far off because condition varies so much from house to house. I provide a free comparative market analysis (CMA). Request one here.
What does it cost to sell a house in Illinois?
Typical seller costs include agent commission (which is negotiable), attorney fees, title charges, Illinois and Cook County transfer taxes, any local transfer fees, and a credit to the buyer for property taxes owed. I give every seller a written estimate of their net proceeds before they list.
Can I sell my house as-is?
Yes. You can list as-is to the open market, sell to a cash investor, or do a mix of light repairs and as-is pricing. I run the numbers on each option so you can compare what you would actually walk away with.
Can I sell a house that has tenants living in it?
Yes. Existing leases transfer to the new owner, and many investors prefer buying a property with tenants and rent already in place. Showings require proper notice to tenants, and I coordinate access so the sale moves forward without conflict.
How do I sell an inherited house or a house in probate?
If the home is in probate, the executor or administrator usually needs authority from the court to sell, so work with a probate attorney alongside your agent. I help families prepare, price, and sell inherited homes, including homes that need work or are full of belongings.
What do I have to disclose when selling a home in Illinois?
Sellers of most 1 to 4 unit properties complete the Illinois Residential Real Property Disclosure Report. Homes built before 1978 require a lead-based paint disclosure, and Illinois also requires a radon disclosure. Your attorney can advise you on anything specific to your property.
How long does it take to sell a house?
A well-priced home in good condition often goes under contract within a few weeks, and closing typically follows 30 to 45 days later. Price, condition, and marketing make the biggest difference in how fast it sells.
Should I sell to a cash buyer or list my home?
A cash sale is faster and more certain, but usually at a lower price. Listing typically brings a higher price but takes longer. Because I work with both investors and homebuyers, I can show you both numbers side by side and you can choose.
